Arabi

The Arabi Opportunity Zone extends the entire length of the town, including investment opportunities in The Old Arabi Cultural District, along the Mississippi River, or in either of the 2 booming residential areas that make up the North and South of Arabi. Positioned at the entryway of the Parish from New Orleans, this Opportunity Zone contains St. Bernard Highway, W. Judge Perez Dr., access to the Norfolk Southern Railroad, and sits adjacent to industrial zones in Lower Chalmette. Current institutions include a variety of retail stores, restaurants, and bars.

Census Tract 304

Lower Chalmette & The River

The largest Opportunity Zone in the Parish, Tract 304 provides an array of investment opportunities in the commercial, industrial, and residential spaces. Key institutions include the St. Bernard Port, Associated Terminals, the Chalmette Slip, the Domino Sugar Factory, the Old Ford Plant, Chalmette Refining, Boasso Global, and the Chalmette National Battlefield. The Zone also provides access to St. Bernard Highway, W. Judge Perez Dr., Norfolk Southern Railroad, and the Mississippi River. Commercial establishments include retail stores and restaurants, with the Western portion of the area also containing a thriving neighborhood.

Upper Chalmette

The Upper Chalmette Opportunity Zone is home to Paris Rd., the primary North to South road in the heart of the Parish, which connects straight to I-510 and I-10. The Zone is home to multiple residential areas, where the development of new homes continues to skyrocket. Commercial buildings can also be found throughout the area in the likes of retail, eateries, and service industry storefronts. Two of the primary landmarks in the area are Nunez Community College, the Parish’s primary higher learning institution, and St. Bernard Memorial Garden, a park and cemetery.
